Clarence Gate Gardens

This is the third phase of the external refurbishment of Clarence Gate Gardens, which has been undertaken by Triton, coming to a total contract value of approximately £1,000,000.00. The works have included external cleaning, joinery, repointing, roofing repairs and decoration.
Firstly, mild chemical cleaning was undertaken, with great care not to discolour any of the ornate masonry dressings.
A detailed survey of the building revealed that extensive damage had occurred to the brickwork immediately beneath the copings, the result of an ineffective drip detail. Particular attention was given to the balconies which had been disrupted and fractured by rusting mild steel reinforcement railings. Bespoke mild steel finials had to be manufactured and installed. Other works included brick replacement, re-pointing, and casting in-situ concrete cills and heads.
At roof level, asphalt repairs were carried out in isolated areas, all zinc flashings renewed in lead, defective chimney pots replaced and re-pointing and rendering undertaken as necessary. All rainwater goods were overhauled and pipework and water tanks insulated. Joinery works included repairs to the windows and plant room doors. Glazed brickwork in the lightwells was overhauled including complete re-pointing and extensive replacement.
To finish, all previously painted surfaces were decorated using Dulux Weathershield.
