Triton were appointed as Main Contractor to undertake the full external refurbishment of this residential mansion block, situated on a very busy main road.
To reduce costs to the client and minimise the security risk to the leaseholders, the scaffold was erected in three phases, with a gantry erected to facilitate delivery and storage of materials and rubbish disposal. Once in place, the brickwork and artificial stone dressings were cleaned down with water, with particular attention given to the heavily stained cornice.
Repairs to the building included replacement of bricks, restoration of the artificial stone dressings to their original profiles, replacement of copings, re-pointing and renewal of all leadwork to the cornices and projections.
The bulk of the work on this occasion entailed the replacement of 358 No. double glazed Crittall windows, with all necessary making good, internal decoration and removal and reinstatement of fixtures and fittings.
The most important aspect of this contract concerned the liaison with the residents and shopkeepers at all times. With all occupied properties, a full time Site Manager is employed to ensure that all repairs and associated distribution and clearance of all materials and waste is carried out safely and in a manner which minimises disruption to the leaseholders.
