This residential mansion block provides a typical example of the external refurbishment projects that Triton undertake as a Principal Contractor.

Located above a busy shopping parade, with restricted parking, access, and storage space for materials, the project required careful planning and supervision throughout the contract.

During the 24 week contract programme, disruption to the ground floor commercial premises was minimised by erecting and striking the scaffolding in three phases and to ensure smooth progress, an experienced, full time site manager co-ordinated the wide range of trades.

At roof level, the defective coverings were completely stripped and all timber repairs undertaken as necessary, prior to reinstatement with new Welsh grey slates and Code 5 lead dressings to the projecting dormer and bay windows. To the front elevation and chimney stacks, all dirt was removed by nebulous water sprays and in situ repairs carried out to both the brickwork and stonework.

The sash windows and casement doors to the balconies were found to be in an extremely poor condition and remedial works to the joinery included the provision of new windows and, where cost effective, replacement timber sections. The rainwater goods and balconies, were cleaned back to bare metal as required and primed with appropriate rust inhibitors. All previously painted surfaces were then re-decorated to match the original finishes, with the exception of the masonry surfaces where, on Triton’s recommendation, Keim mineral paint was applied.
