Montagu Mansions, Blocks 1 & 3
This turn of the century residential mansion block was the first of four identical blocks to be externally refurbished as part of a planned cyclical maintenance programme. Firstly, mild chemical cleaning was undertaken, with great care not to discolour any of the ornate terracotta dressings. A detailed survey of the building revealed that extensive damage had occurred to the brickwork immediately beneath the copings which was the result of an ineffective drip detail. Particular attention was given to the terracotta balconies which had been disrupted and fractured by rusting mild steel reinforcement straps.
Large scale repairs undertaken included the dismantling of the balconies and replacement of defective baluster sections with cold cast terracotta to match the existing, using stainless steel reinforcement and fixing of cold cast terracotta copings. Other works included brick replacement and re-pointing.
At roof level, asphalt repairs were carried out in isolated areas, all zinc flashings renewed in lead, defective chimney pots replaced and re-pointing and rendering undertaken as necessary. All rainwater goods were overhauled and pipework and water tanks insulated. Joinery works included the provision of a new lift/plant room, minor repairs to the windows and 32 new pavement vault doors. To finish, all previously painted surfaces were decorated using Dulux Weathershield.
Subsequently, Triton successfully completed Blocks 2 & 4 in Spring 2003 and Block 5 in Spring 2004.
